Real Estate Acquisitions in Canada

Morgan Properties, LP completed an all-cash acquisition and privatization of Dream Residential Real Estate Investment Trust in a transaction valued at approximately US$354 million (US$10.80 per unit). The deal adds 15 multifamily communities totaling about 3,300 units across Texas, Ohio, Kentucky, and Oklahoma; following closing, the REIT’s units are expected to be delisted from the Toronto Stock Exchange.

StorageVault Canada Inc. completed the acquisition of four additional self-storage stores from four arm’s-length vendor groups for an aggregate purchase price of $60.8 million, funded with cash on hand and mortgage financing. The closing follows StorageVault’s previously announced acquisition plans from April 23, 2025 and June 24, 2025, and includes a replacement of a previously announced $2.6 million deal that did not close with a new $9.0 million asset, bringing 2025 completed acquisitions to $132.6 million.

RealServus, a Canadian real estate investment and technology platform backed by Round13 Capital, acquired StreetCity Realty, an independent real estate brokerage with 170 agents across Ontario. The deal supports RealServus’ national brokerage platform expansion and strengthens its presence in key Ontario markets, with StreetCity gaining access to RealServus’ technology and infrastructure.

Clifton Blake, a Toronto-based real estate investment and asset management firm, announced a strategic merger with Metropolitan Commercial Realty Inc., which has been rebranded as CB Metropolitan Commercial Ltd. (CB Metcom). The combination adds CB Metcom’s commercial brokerage network and market intelligence to Clifton Blake’s integrated platform spanning origination, underwriting, lending, construction, leasing, and property management, expanding its service and capital markets reach across Canada.

The Real Brokerage Inc. acquired all issued and outstanding common shares of Redline Real Estate Group (BC) Inc. through a wholly owned subsidiary. The deal includes Redline’s real estate license to operate in British Columbia and is intended to serve as a foundation for Real’s expansion in the province.

eXp World Holdings, Inc., parent of eXp Realty, acquired Toronto-based Zoocasa Realty Inc., including its key property Zoocasa.com. The acquisition strengthens eXp Realty’s online home search, listings portal, and lead generation capabilities for agents and consumers across North America. Zoocasa was previously owned by CEO Lauren Haw and a group of investors who bought the business from Rogers Communications in 2015.

RealServus acquired Canadian online brokerage Property.ca, including its Condos.ca and MrLoft.ca brands, to expand its portfolio of proptech-enabled residential real estate offerings. The acquired business will operate under the RealServus umbrella and is expected to benefit from additional capital, technology, and expertise as it scales in the Greater Toronto Area market.

Sutton Group Management Ltd. (SGM) announced it has acquired Sutton Group - West Coast Realty, expanding its portfolio of British Columbia real estate brokerages. SGM already owns Sutton Group - 1st West Realty and Sutton Centre Realty, and stated the combined group operates across more than 20 locations with over 1,500 agents in British Columbia.

TPG Real Estate Partners (TREP), TPG's real estate equity investment platform, acquired Cinespace Studios, a major independent sound stage operator with campuses in Chicago and Toronto. The transaction terms were not disclosed, and the investment is intended to support expansion of Cinespace’s studio footprint and operations.

Tokens.com Corp. closed its acquisition of a 50% ownership stake in Metaverse Group, a virtual NFT-based real estate company operating across metaverse platforms such as Decentraland and The Sandbox. The consideration was paid via the issuance of 2,000,000 Tokens.com common shares at CAD$0.84 per share, valuing the transaction at approximately CAD$1.68 million and resulting in Tokens.com receiving 25,000,000 Metaverse Group shares.

Zonda acquired BuzzBuzzHome, a Toronto-based online real estate listings portal focused on new residential construction. The deal expands Zonda’s presence in the Canadian market and strengthens its data and listings capabilities for the new-home ecosystem.

CCMP Capital Advisors, LP agreed to acquire BGIS, an integrated facilities management services provider, from Brookfield Business Partners for approximately US$1 billion. BGIS’s CEO Gordon Hicks and the existing management team are expected to remain in place to partner with CCMP to support continued innovation and growth, with closing anticipated in Q2 2019 subject to customary conditions.
