Safanad has sold HC-One, the United Kingdom's largest care home provider with nearly 300 homes serving ~15,000 residents, to leading healthcare REIT Welltower Inc. for a sale price in excess of US$1.6 billion. The transaction concludes Safanad's ten-year investment and reflects a PE exit that will free capital for Safanad's focus on expanding healthcare investments in the GCC, particularly Saudi Arabia.

Humana Acquires Kindred at Home

Humana Inc. has acquired the remaining 60% interest in Kindred at Home from private equity sponsors TPG Capital and Welsh, Carson, Anderson & Stowe in an $8.1 billion enterprise-value transaction, making Humana the nation’s largest provider of care in the home. Kindred at Home operates home health, hospice and personal care services across ~40 states (serving ~550,000 patients annually and employing ~43,000 caregivers) and will be integrated into Humana’s Home Solutions/CenterWell home health platform to accelerate value-based, home-based clinical care.

Welltower Announces $23 Billion Seniors Housing Transactions, Buying Large UK Portfolios and Repositioning Assets

Welltower announced approximately $23 billion of transactions to deepen its focus on seniors housing, including a £5.2 billion acquisition of a Barchester‑operated UK real estate portfolio and a £1.2 billion purchase of the complete HC‑One‑operated portfolio. The company is also under contract or closed roughly $4 billion of North American seniors housing acquisitions (about 150 communities / 12,000 units) and will divest an 18 million‑square‑foot outpatient medical portfolio in a $7.2 billion transaction to Remedy Medical Properties to fund the strategy.
